Residential Assessment Appeal Information

The Bethel Park Board of School Directors passed a resolution authorizing the Solicitor to file a tax appeal on residential properties, based on the following two criteria:

  1. The Solicitor is authorized to file an appeal on behalf of the Bethel Park School District where sales data indicates that the sale price exceeds the assessment on residential property by more than $20,000 after application of the appropriate Common Level Ratio for Allegheny County.  (The ratio is $87.1% in 2017 and will increase to 87.4% in 2018).
  2. The Solicitor is authorized to defend against an appeal filed by a commercial or residential taxpayer in cases where the assessed value of the property exceeds $150,000.
Appeals are filed based on the above criteria and then every case is looked at on an individual basis based on the evidence.
